Caretaker Description

Maintenance of Common Areas:

  • Ensure all common/shared areas are clean, well-maintained, and welcoming for tenants and visitors.
  • Coordinate regular cleaning schedules for lobbies, hallways and other common spaces.
  • Perform minor repairs and maintenance work as needed or coordinate with contractors for larger repairs.

Tenant Relations & Management:

  • Act as the primary point of contact for tenants, addressing concerns and resolving issues promptly.
  • Assist tenants with requests and provide excellent customer service.
  • Assist in tenant move-ins and move-outs, ensuring spaces are ready for occupancy.

Marketing and Leasing Vacant Spaces:

  • Assist in marketing and promoting available commercial spaces to potential tenants.
  • Maintain a database of prospective tenants and follow up on leads.
  • Provide tours of vacant spaces and highlight their features to interested parties.
  • Collaborate with property management to assist in leasing agreements and contracts.

Emergency Response:

  • Be available to handle emergencies in a timely and efficient manner, ensuring minimal disruption to tenants.
  • Respond to situations such as plumbing issues, electrical faults, and other emergencies affecting the property.

General Property Maintenance:

  • Regularly inspect the property to ensure that all safety and maintenance standards are met.
  • Monitor the overall condition of the building and promptly report any issues or concerns to property management.
  • Ensure that safety equipment, such as fire extinguishers and emergency exits, are properly maintained.

Caretaker Administrative Tasks:

  • Keep accurate records of maintenance requests, repairs, and tenant interactions.
  • Assist in the preparation of reports for property management.

KEY REQUIREMENT SKILLS AND QUALIFICATION

  • Proven experience in a similar role, particularly within commercial property management
  • Knowledge of general property maintenance and cleaning practices
  • Ability to market vacant spaces and attract potential tenants
  • Strong problem-solving skills and ability to handle emergencies efficiently
  • Excellent communication and interpersonal skills to interact with tenants and contractors
  • This position requires the ability to work flexible hours, including evenings or weekends in case of emergencies.
